If you are considering selling your home now or in the future, you likely want to get as much money as you can. While there are lots of ways you can improve the overall value of your home, there are some rooms that simply have a better return on investment, and the bathroom is one. Check out these four upgrades you should consider, especially if your bathroom is old or small.
Install a Glass Shower
Glass shower doors are extremely popular and they may increase the value of your home because of the many benefits they provide - which makes home buyers want them. The biggest benefit of a glass shower is that it can make your bathroom look bigger. Plus, all the glass helps keep the shower brighter, so you can actually see what you're doing.
When choosing your glass shower, however, pay attention to the doors. Many fancy glass showers have pivoting doors, and while they are beautiful, pivoting doors require a lot of space. Therefore, if your bathroom is smaller, you may need a sliding glass shower door instead. It will offer many of the same benefits without making a small bathroom look and feel even smaller.
Buy a Custom Bathroom Mirror
Custom mirrors can be another great way to upgrade your bathroom. Mirrors can be used to add more storage without looking obtrusive. For example, adding a mirrored medicine cabinet gives you more storage space, but most people will just see the mirror.
Mirrors are also great at making the bathroom look bigger because the reflections trick the eye into thinking there is more space. Mirrors are also great for reflecting light to make the bathroom brighter. Depending on the type of mirror you get (modern, vintage, etc.), you can also use custom mirrors to add style to or compliment the overall theme of your bathroom.
Upgrade Fixtures and Accessories
At the very least, if you can't afford big upgrades, get new fixtures. Start by upgrading the faucets for both the sink and shower/tub. If your toilet isn't working well, consider replacing the system in the tank, so it will flush better. If necessary (and possible) replace any old/worn toilets, sinks, tubs, etc.
Next, you should consider replacing any knobs and handles on drawers and cabinets. If your light fixture is looking dated or worn, consider replacing it too with something modern or a style that matches the décor of your bathroom.
Add Light
Finally, home buyers want bathrooms with lots of light, so if your lighting system isn't sufficient, get rid of it. You'll likely want ceiling lights, which add general light throughout the bathroom so you can see. However, if you have a large bathroom and really want to show it off, consider adding chandelier lights or even a skylight.
Some tasks in the bathroom require better lighting. For example, many people apply makeup in the bathroom, so consider adding wall lights or sconces. These light fixtures often sit lower, so they don't cast as many shadows on your face, allowing you to apply makeup, wash your face, or shave better.
In addition, consider installing nigh lights, which are left on during the night to offer some light without irritating eyes or wasting electricity.
Before adding any upgrades to your bathroom or home, however, fix any unseen or seen damage, such as leaking pipes or water damage to the flooring. Once the bathroom is in good condition, start adding features and fixtures to boost the value of your home.
